On the ground floor of each house there are ski boot dryers, parking spaces for bikes, the appropriate ski and bike storage room, and next to it a lounge. Hinterstoder is the place for all sports enthusiasts. Numerous tourist routes are represented right outside the door of the apartment hotel. The winter resort has more than 40 kilometers of varied pistes. It also abounds with numerous tracks for cross-country enthusiasts – a 1.2 km long natural toboggan track. There are traditional alpine huts in the place, which are a pleasant addition to the stops of ski enthusiasts. Totes Gebirge offers a range of ski tours and snowshoe tours. The mountain range is a traditional place for mountain climbing, mountain biking and paragliding in the summer season. These are fantastic mountains with panoramic views, a so-called “quiet location” without mass tourism. Apartments are rented for short stays as investment apartments plus tourist use for investors. There are also several apartments approved as a second home, which an investor can buy mainly for their own use. A total of 12 penthouses on the upper floor of the buildings in the project can be used as a second home. The ski bus is right in front of the building, just 2 min. the path of the lift, or 500m on foot from the lift. The center is suitable for both families with children and young people.
Sales and rental concept:
Let your vacation property work for you! By renting you will get additional income. You sign a contract with the operator, based on which the operator takes over the tourist marketing of your apartment. You don’t have to worry about anything and you can really enjoy your vacation. Of course, you or your family can also use the holiday apartment, and private holiday stays can be booked here. The yield is 3% per year fixed, it is not a pool system. A big advantage of the project is that in the event of a lockdown, when revenues are CZK 0, everything will be paid back to investors gradually, after the reopening of operations.
The masonry is made of reinforced concrete and vertically perforated bricks. The ceilings inside the houses are reinforced concrete and the galleries are wooden, the lower views are lined with acoustic, wooden slats. Roof soffits: partly acoustic soffits made of wooden slats on a suitable substructure. Reinforced concrete stairs covered with carpet, side stairs to the attic designed as wooden stairs including handrails and side protection against falling made of 6 cm solid wood. All rooms are heated and, except for the gallery space, they have classic underfloor heating. Windows and balcony doors on the ground floor are high-quality oiled wooden windows and wood-aluminum windows with heat-insulating glazing on the floors above. Durable vinyl with wood effect in living spaces, porcelain stoneware, monochrome decor, large-format design. Only the showers have painted walls.

THE BUYER DOES NOT PAY A COMMISSION to Invest & Design
We will be happy to provide a suitable financing concept from a Czech or Austrian bank. The current interest rate in Austria is around 4-4.5%. The purchase costs are approximately 10% of the gross purchase price, as a standard Austrian property purchase process. In this case, when purchasing an investment property, you pay VAT on the price of the property, which will then be refunded to you by the Austrian tax authority.
We will guide you through the entire purchase process, including legal advice and assistance in the Czech language during the purchase process in Austria (during the inspection, when signing documents at the Austrian notary, etc.).
