This property consists of two separate masonry commercial buildings located in the lower part of Karlštejn, situated directly on the main tourist route leading from the central parking area toward the castle. The buildings stand side by side and can be purchased and operated either together or independently.

Kafeštejn – 22 m2

A detached masonry building designed for retail use, situated on its own plot of land and measuring 22 m². The property currently operates as a café offering light refreshments and ice cream. It features independent utility connections—electricity, water, and sewage—as well as a private restroom. The premises are also equipped with air conditioning.

Commercial property – 32 m²

A detached masonry building for retail use, situated on its own plot of land and measuring 35 m². The interior is divided into two retail units, currently used as an ice cream shop and a cosmetics store.

The property has its own electricity meter and a three-phase power supply; in the past, one of the units was used, for example, for the production and sale of *trdelník* (chimney cake), involving the operation of a dough mixer and an electric oven.

Water and sewage connections are not currently routed directly into the building, as we operated both structures together and made use of the facilities at Kafeštejn. However, water and sewage hookups are already available right next to the building; it is technically feasible to extend them inside, should you wish. In the event of a purchase, I could arrange for this to be done prior to the handover.

Outdoor seating is possible in front of the establishment via the occupation of municipal land (we currently pay 3,500 per year for this).

Real Estate and Technical Information:

Both structures date from 2001, are of masonry construction, and are registered in the Land Registry as commercial buildings. The land is fully occupied by the structures—these are not mere stalls situated on leased ground. Access is provided via a public sidewalk. Each unit has its own independent electricity supply. Current monthly advance payments for utilities are approximately 1,000 CZK for the larger building and 2,200 CZK for “Kafeštejn.” Water consumption is low (with advance payments of 1,000 CZK, though these are set higher than actual usage). The properties are free of tenants, liens, or other legal encumbrances and are ready for immediate use by a new owner. The retention of some of the existing equipment can also be arranged by mutual agreement.

Location and Operations

The properties are located in a highly frequented tourist area of Karlštejn, just a short distance from the main parking lot, along the route visitors take toward the castle and back again. The peak tourist season runs roughly from April to October, with the highest volume of visitors occurring on weekends and during events held at Karlštejn. However, the castle remains open year-round, and the future owner is, of course, free to determine the extent of the operation.

For the operators of Kafeštejn, the business serves more as a side venture—operating primarily on weekends during the spring and autumn, and generally from Tuesday to Sunday during the summer holidays. Operations can also be managed by temporary staff; the current temporary staff members might potentially be interested in continuing.

The main parking lot is in the immediate vicinity; long-term parking is also available there, costing 1,000 CZK per year.

The properties can be used for food and beverage operations, a café, a snack bar, or retail, or alternatively as investment properties for subleasing. Key advantages include their location in a tourist area, ownership of the land beneath the structures, and connections to water and sewage systems—amenities that small establishments in the surrounding area typically lack.
